It all starts with the land and the plans. Without the land, you can't design a custom home and without plans, it's impossible to provide you with an accurate construction cost estimate. With that being said, we are a full service construction company and can help you, no matter what phase you are in.
I DON’T HAVE THE LAND,
BUT I WANT TO BUILD
We understand how hard it can be to find a home that checks all of your boxes. That is one of the many advantages of building a brand new custom home; we make it just the way you want and need it. However, before designing your dream home, we need somewhere to put it. There are many factors to consider when purchasing land, such as location, terrain and building feasibility, views, size, use restrictions (such as HOAs) and more, that can affect the total cost and outcome of your project. Ask how we can help you analyze and research your real estate investment.
I HAVE THE LAND,
BUT I DON’T HAVE PLANS
No plans, no problem. We will start with the Pre-Construction Design phase. We start with meet you at your lot/land for a site walk to see the space firsthand. We then use discovery and exploration to define your needs and uses for the property, as well as your architectural and design style(s). During this phase we also produce full sets of construction documents with all the city/town submittal requirements. Finally, at completion of the Pre-Construction Design phase we will determine a contract price, create the construction contract, and start building your new custom home.
I HAVE THE LAND
AND THE PLANS
Congratulations on finding your new home site! Because you have already designed and created the plans, you are that much closer to starting construction. As your builder, we will use your plans to do the pre-construction bidding. During this vital phase our team will breakdown everything from the home size and landscaping, to the design and material selection, ensuring that your project will be functional, financially feasible, and on schedule. Finally, we will use that information to determine a contract price, create the construction contract, and start building your brand new custom home.

Absolutely. We can provide pre-acquisition real estate investigation reports, that will provide useful information like details and exhibits regarding setbacks, restrictions, easements, utility locations, and more. This information is used to help detect and determine if you will be incurring any additional site development costs or not.
How do we explain to you what we want and need in our home?
How long does the design phase take?
The design phase can take six months to a year, depending on the level of details needed. If choosing from a previously developed plan, the time can be shortened.
Do I need to start with pre-construction services?
Yes. Before beginning construction on any project, there is a considerable amount of research and planning done. This is known as pre-construction services and it’s how we start every project. This is a vital phase where many of the crucial project details are provided. Some of the key items are interior and exterior design, bidding and scheduling, and engineering.
How long does it take to build a home?
Depending on the size and details of the home, completion of the building phase can take 10 months or longer.
How much does it cost to build a home?
Some builders have standardized plans that they build over and over again, with pre-determined materials and finishes. This allows them to provide a square foot price because nothing changes. Unfortunately when building a custom home, there are many variables that make it nearly impossible to provide an accurate per square foot price. For that reason, we don’t use that model to come up with costs. Rather, we start the pre-construction phase to design, bid, and then provide a contract price. During the pre-construction design phase we will work with your budget and provide you with estimates to make sure we are on track.
